Rates are the main way residents fund the council. Each year an independent regulator (IPART) sets a 'rate peg' — the maximum percentage the council can lift its total rates income. Here's the current figure, how it compares across NSW, and the things that actually change your bill in Berrigan Shire.

Rates at a glance

Instalment due dates

Overdue interest (2026–27)
9.5% per annumA NSW-wide maximum set each year by the Minister for Local Government under the Local Government Act and applied by councils to overdue rates instalments. It is 9.5% for 1 July 2026 to 30 June 2027 (down from 10.5% in 2025–26); the rate is calculated as the Reserve Bank cash rate plus 6%, rounded to the nearest half per cent.
Concessions
Pensioner Concession Card and DVA card holders may be eligible for a rebateApplies to your primary residence only, and the card must show that address. A rates rebate automatically carries over onto your water account. NSW does not grant concessions on Health Care Cards. Apply at the Council office or via Council's Pensioner Discount Application Form.
Land revaluations
Every three years in Berrigan ShireLand values are set by the NSW Valuer General (Property NSW Valuation Services), not the council; Council applies the updated valuations from 1 July of the following financial year. You can object to a valuation through the Valuer General.
Special rate variation (SRV)
No multi-year SRV in force; a one-off 2.0% Additional Special Variation was approved for 2022–23In June 2022 IPART approved Berrigan's application for a permanent Additional Special Variation of 2.0% in 2022–23 (1.1% above that year's 0.9% rate peg), under a statewide ASV process the OLG opened that year — an estimated $0.06 million of extra income kept permanently in the rate base.

The rate peg limits the council's total rates income, not each household's bill. How your individual rates change depends mostly on how your land value moved relative to other properties at the latest revaluation.
